  • Notice of Public Meeting (AM-2025-012) 5901 - 6009 Bentley Common - Official Plan & Zoning By-law Amendment Application

    Description

    An Official Plan Amendment and Zoning By-law Amendment application has been submitted to permit Vacation Rental Units (VRUs) within thirty-four existing townhouse dwellings.

    The subject lands are designated Minor Commercial, in part, and Residential, in part, in accordance with the City of Niagara Falls Official Plan. Further, the lands are zoned Residential Low Density Grouped Multiple Dwelling (R4-916) Zone, as amended by Bylaw Nos. 2010-131 and 2016-111. The applicant is proposing to redesignate the lands that are currently designated Residential to Minor Commercial, and rezone the entirety of the lands to a site-specific General Commercial Zone.

  • Temporary Road Closure - Drummond Road from Atlee to Churchill

    Description

  • Second Niagara Falls Multicultural Latin Festival

    Description

    On Saturday, July 26, 2025 Queen Street between Crysler Avenue and St. Clair Avenue will be closed to motor vehicles in order to facilitate the Second Annual Niagara Falls Golden Horseshoe Multicultural Latin Festival event. Closure times will begin at 8:00AM, remaining closed until midnight. Traffic on connected roadways will remain unimpeded.

    • Notice of Public Information Meeting Garner West and Northwest Secondary Plan Areas

      Description

      The City of Niagara Falls is continuing its work on the Garner West and Northwest Secondary Plan Areas. Secondary Plans are land use policy documents that guide future development and become part of the City’s Official Plan.

      This meeting will focus on potential land use options for each of the Plan Areas. Representatives from Planning, Building and Development and the consulting team working on behalf of the City, will be in attendance to engage with attendees in a drop-in format meeting. Information sheets and display boards will assist in dialogue on matters of interest to attendees.

    • Hydrant Flushing - 2025

      Description

      The City of Niagara Falls fire hydrant flushing program begin on March, 24 2025, and continue on into the fall of 2025. This is performed as part of a scheduled preventative maintenance program to help maintain good water quality and to improve water flow in your neighbourhood. The flushing area has moved to the area bordered by TSR, Ferry, River Rd and Stanley AV  (see map for further detail). If you reside in this area, you may notice a temporary decrease in your water pressure, and may experience discoloured water. If discolouration occurs, running a cold water tap closest to your water meter for a short period of time should alleviate the problem. Should you have any questions, concerns or persistent issues, please contact the Municipal Service Centre at 905-356-1355. The City’s Annual Water Report can be viewed online at www.niagarafalls.ca or in person at the Municipal Service Centre at 3200 Stanley Avenue.

    • Notice of Application - 8911 & 885 Lundy's Lane - AM-2025-016 - Zoning By-law Amendment Application

      Description

      A Minor Zoning By-law Amendment application has been submitted to facilitate the development of a 6-storey mixed use building consisting of ground floor commercial and 195 dwelling units. The subject lands are designated Tourist Commercial and are located within Special Policy Area No. 94. Further, the lands are zoned site-specific Tourist Commercial (TC(H)-1239) Zone in accordance with Zoning By-law No. 79-200, as amended by By-law No. 2024-030. The current designation and zoning of the lands permits the development of a 10- storey mixed-use building.

      The applicant is proposing to amend the existing site-specific zoning to reduce the building height to 6-storeys and the parking rate to 1.1 parking spaces per dwelling unit. Further, the applicant proposes to establish a maximum net density of 217 units per hectare, eliminate Schedule 2 of By-law No. 2024-30, and eliminate the holding provision that requires the submission of a Quantitative Wind Study and the provision of a rooftop feature.

    • Notice of Application for an Amendment to the Sign By-law - SBA-2025-001 - 4624 Queen Street - Seneca Theatre

      Description

      An application has been made to amend the Sign By-law to permit the installation on the existing canopy of:

      • two (2) illuminated readograph signs (to replace existing);
      • two (2) “Seneca Theatre” canopy signs above the canopy;
      • one (1) logo sign; and
      • exterior illumination and illumination of graphic symbols.

      The existing and requested regulations are outlined more specifically in a table in the attached notice. The proposed site plan and signage are also illustrated in the attached notice.

    • Notice of Application & Open House Meeting - 5259 Dorchester Road - AM-2025-014 - Official Plan Amendment & Zoning By-law Amendment Applications

      Description

      An Official Plan and Zoning by-law amendment application has been submitted to permit the development of 8 apartment dwellings (3 of the apartment dwellings fronting onto Dorchester Road are proposed on the site plan to have commercial uses at grade), mini-storage buildings and a maintenance building . A total of 1782 dwelling units are proposed. Schedules 1 and 2 show details of the proposed development. The City’s Official Plan designates the land Major Commercial and it is within the Morrison-Dorchester Node. Residential and mixed-use projects may be permitted, subject to complying with Official Plan policies, up to 10 storeys in height and a maximum density of 150 units per hectare.

    • Notice of Adoption of Official Plan Amendment No. 180 and of the Passing of By-law No. 2025-032 (AM-2025-001)

      Description

      The purpose and effect of Official Plan Amendment No. 180 is to amend the City of Niagara Falls Official Plan to permit Owner Occupied Short-Term Rentals as a home occupation within Residential designations. The purpose and effect of By-law No. 2025-032 is to amend Zoning By-law No. 79-200 to allow Owner Occupied Short-Term Rentals within, or accessory to, permitted detached dwellings, semi-detached dwellings, duplex dwellings, and townhouse dwellings on Lands zoned R1A, R1B, R1C, R1D, R1E, R1F, R2, R3, R4, or TRM.

      The areas affected by these Amendments are not shown on a key location map as they are described above.
      Council approved these amendments as part of a 14-month pilot program that is intended to be reviewed by the end of 2026.

      Description

      Take notice that the Council of the Corporation of the City of Niagara Falls intends to designate 6103 Culp Street as a property of cultural heritage value or interest under Part IV Section 29 of the Ontario Heritage Act, R.S.O. 1990, c.O.18.

    • Notice of Construction - Contract# 2025-634-25 Fireman's Park Lower Section

      Description

      The City of Niagara Falls will be completing stormwater pond work and site grading at Fireman's Park, Lower Section commencing on April 15, 2025 until completion approximately July 2025 weather permitting.

    • Notice of Construction - Contract# 2025-501-19 Elm Street, Maple Street and Homewood Avenue

      Description

      The City of Niagara Falls, has retained Alfidome Construction to complete a sewer separation, watermain replacement and full road reconstruction in this area (see attached notice for map view).  The work is scheduled to commence on or about April 21st, 2025 and will be continuous until completion, approximately late December 2025, weather permitting.

    • Notice of Commencement - Portage Trunk Sewer Rehabilitation

      Description

      Niagara Region is carrying out the preliminary and detailed design of improvements to the Portage Trunk Sewer, located in the City of Niagara Falls.

      The Portage Trunk Sewer is located along a hydro corridor between the rear yards of Sheldon Street and Darcy Crescent / Maplewood Avenue. Sewage is discharged from the Kalar Road Sewage Pumping Station into the trunk sewer at an access chamber located south of the rear fence line at 6606 Sheldon Street. The sewer continues eastward for approximately 1.3 kilometers before discharging to the Stamford Interceptor and ultimately the Niagara Falls Wastewater Treatment Plant.

      The detailed design is anticipated to be completed by winter 2025.

      • QEW Burlington Skyway Southbound Lane Structural Rehabilitations & NB and SB Electrical Work (GWP 2385-15-00)

        Description

        The Ontario Ministry of Transportation (MTO) has retained WSP Canada Inc. (WSP) to undertake the Detail Design and Class Environmental Assessment Study (Class EA) for the structural rehabilitations of the Queen Elizabeth Way (QEW) Burlington Skyway southbound lane and the completion of electrical work on both the northbound and southbound QEW, within the City of Hamilton
        and the City of Burlington.

        The Burlington Skyway Niagara Bound structure will be rehabilitated in three main stages with all four lanes maintained during daytime and nightly lane closures as required. During each stage there will be single lane closures on the QEW throughout the weekends (Friday Night to Monday morning, approximately eight weekends per construction season) to rehabilitate the middle portions of the deck. Three lanes will be maintained over the Skyway structure during these weekend lane closures. Construction is expected to last for 3 years, and is anticipated to start in Spring 2024 with completion by Fall 2026.
